REGARDING THE 2001 PROPERTY VALUE REAPPRAISAL IN DENVER Denver Assessor Jerry Ogden states: "Under Colorado law, all real property must be reappraised every two years, and 2001 is a reappraisal year. Your new 2001 property value is based on the prices of homes similar to yours which sold between January 1, 1999, and June 30, 2000. This method is required by law. Under Colorado law, all assessors must reappraise real property every two years; this occurs in every odd-numbered year (1999, 2001, etc).

If home sales have been very active, and home prices have been increasing, then the property value and assessment for many types and styles of homes typically will increase during these reappraisals. However, if your property value increases, that does not automatically mean that your property tax will increase by the same percentage. Your property tax is determined by the mill levy, which is set in December of each year by the taxing authorities in Denver (the school district, city council, special districts, etc). Citizens are encouraged to attend the meetings of these taxing authorities when they are deciding on the new mill levy.

Your 2001 Notice of Value, which will be mailed by May 1, contains information about specific homes similar to yours which were used to help determine a new property value for your home. The real estate market in Denver has been very active, which means that property values can increase even if you have made no improvements to your home.

If you disagree with your property value, you have protest options which are described on your Notice of Value and also in the City & County of Denver Assessor's Office. Before protesting, you may want to go view the other homes listed on your Notice of Value. This will help you get an idea of the prices that homes have been selling for."
